  • Does the “Eksper” (Appraisal) match the Purchase Price?

    • Insight: For the $400K path, the government-authorized appraisal must meet the threshold. If it’s lower, you won’t qualify, even if you paid the cash.

Phase 2: Financial Transparency (The “Anti-Markup” Filter)

This section builds trust by showing you are a “Red Team” auditor for the client.

  • Are you buying “Off-Plan” or “Ready-to-Move”?
    • Insight: Off-plan offers growth, but “Ready” assets provide the “Istanbul Anchor” rental yield immediately.
  • What is the quoted “Management Fee”?
    • Insight: High-end branded residences often hide “Aydat” (monthly fees) that can eat 2–3% of your annual yield.
  • Has the 15-30% “Foreigner Tax” been removed?
    • Insight: Many agencies bake a heavy markup into the price for foreigners. We cross-reference the price with what a local Turkish buyer would pay.

Phase 3: Tactical Growth & Exit Strategy (The “2026 Opportunity” Check)

This ensures the property is a “cash-flowing asset,” not just a “passport purchase”.

  • Is the property in a “Target Growth District” (e.g., Kağıthane or Basin Ekspres)?
    • Insight: Our intelligence network tracks which districts are “overheating” and which have 8–12% appreciation potential.
  • Is there a guaranteed “Buy-Back” or “Rental Guarantee”?
